We will NEVER:
Disclose to the seller or the seller's agent how much you are ABLE to pay for a property
Disclose to the seller or the seller's agent how much you are WILLING to pay for a property
Disclose to the seller or the seller's agent the amount of the mortgage that has been approved. (The amount of mortgage for which you have been approved is not important to the bargaining process. As your agent we are only concerned that you have a sufficient amount of mortgage funds available to make the purchase. Revealing excess amounts are immaterial and may give the seller the idea that you can pay a higher price than you are willing to offer).
Show too much enthusiasm when looking at properties. One of our agents will always be with you when you visit a property and will guide you through the process and make all contacts with the seller or the seller's agent on your behalf. Too much eagerness on your part may encourage the seller to hold out for a higher price
Disclose to the seller or the sellers agent what special terms, conditions or "extras" you may want included in the sale. All such discussions should be held only between you and your agent and not revealed to the seller or the seller's agent until an agreement of sale is presented
Tell the seller or the seller's agent your financial status
Share information you give us. It is held in strict confidence and released only on your approval
