  4. Offer the house to potential buyers having fully disclosed anything and everything about the property and house - thus killing any potential loss of the buyer or surprise cost to the seller while under pressure to close a sale on time.
  5. Make any adjustment in the offering (list) price that accounts for any items that may affect value.  In this way, the buyer can see that the price has already been discounted to account for certain elements - and not run the risk of the seller bring it up while under contract. 
  6. Allow a bad buyer to walk away before the sale contract is in place - they're not worth the time wasted or the headache. 
  7. You get all the credit for full disclosure and can never be accused of hiding inspection elements.
