Q. Am I financially responsible for Buyers Agency USA commission?
A. No. Buyers Agency USA is paid a portion of the total sales commission
that the seller and the listing company (or the builder) have agreed in
advance to pay to any agent who brings a home buyer to the transaction.
We receive payment from the title company at the time of closing. If
you have an existing home to sell, we will receive a referral fee from
the listing agent you select from among our vetted agent options. There
is no cost to you for using our services to help you find your perfect
home and go through the closing process. (For sellers who contact Buyers Agency USA to inquire about our clients - and when our client buys the home - the seller pays only 3%).
Q. Why am I required to sign a "buyers agency" agreement?
A. Most state laws require it. Buyers Agency USA will only represent our client and deliver the slate of "extreme services" upon a fully executed buyers agency agreement.
Q. Will I be able to see every house through Buyers Agency USA.
A. Every house which meets your criteria, is on the MLS, represented by a seller's agent or available by the seller directly will be made available to you. In the event that a seller or agent refuses to pay the Buyers Agency USA fee as a portion of the total sales commission, per the buyers agency agreement that house would not be shown.
Q. Is the Designed To Buy aspect really a help to me in locating the house I want.
A. This is a powerful aspect to manage all the life's details separate from the business of the real estate transaction. This aspect also acts as the "truth teller" when considering curious or questionable houses - and can swiftly and accurately determine fit and cost. The real estate agent then is not perceived as pushing a specific house over another (or disregarding one over another) and can focus more on the transaction itself.
Q. Will you work directly with my business or "relo" representative?
A. Relo representatives love this concept of "extreme services" as much as we do because we have all the necessary transaction, financial, lifestyle, move management aspects in-house and it costs them or you not one penny more than working with dual agencies, discount agencies or other buyers agencies with lesser services.
Q. Do I need to be financially qualified to buy a house beforehand?
A. Financial qualification is a must if you are going to have a mortgage. This will provide the most accurate range of purchase price approval in balance with your equity and the debt. And as many houses may require some variety of modification to accommodate your specific use, the cost of those modifications will be accounted for when determining which house price range and the making of individual purchase offers. Most financing instruments accommodate the cost of making the changes you might need to make to the house.
Q. There are "discount" brokers who provide limited service, or do provide buyers agency but just at a lower fee. Won't I save money if I use a discount agent?
A. Maybe. It depends on the cost to you of what service you did not receive; or the value you place on special services. Buyers Agency USA accepts assignments only on the basis that our fee - the ordinary, market percentage amount paid as a portion of the total sales commission
that the seller and the listing company pays - is anticipated to be received.
Q. Sellers also sell based on discount fees sometimes. As a buyer, why isn't this a good thing.
A. There has been a trend in "discount" agencies which has one rule: do very little, other than the basic real estate activities and never provide extreme, value-proposition services. Cheap sellers and cheap sellers agents also have a tendency to be cheap elsewhere, such as in disclosure, property condition, and dedication to the interests of the buyer; typically, Buyers Agency USA clients do not get exposed to transactions where financial, condition or disclosure risks exist. And, ultimately, Buyers Agency USA is not a non-profit organization and instead delivers extreme services to clients in exchange for the same fee as accepted by agents that provide no such services.
Q. Is my escrow money really "insured"?
A. Yes. An actual policy is created and the premium is paid by Buyers Agency USA. All funds are maintained in a separate, professional institution governed by state insurance laws, not a real estate company's escrow account, desk drawer or seller or developer's account where it can be co-mingled, mis-appropriated, or lost - such as has happened across the country.
Q. Can't I just handle the moving my self?
A. Yes you can. People do every day. But Buyers Agency USA brings all the planning, process and competitive (and predictive) pricing right to you on a silver platter. Then you pick which firm to use. The move itself is yours in any event, we just deliver a greater leverage and seamless process so you don't have to. Of course, if you really want to go it alone, we can still provide the move management resources to verify or improve what you have done.
Q. Does Buyers Agency USA receive any kickback, compensation, income, gift or financial benefit for having facilitated the move management, design services, title services or escrow protection?
A. Absolutely not, and never will. Under the Real Estate Settlement Practices Act or state real estate licensing laws, this would be a violation. We team with the best players in the market to bring our clients the highest and best service and the best possible costs. It's that simple. Plus, based on these laws, you are entitled to and receive absolute and full disclosure on every charge to and from every party.
